WHAT IS A ROOF CERTIFICATION?
On October 5, 2017, the Governor of the State of California signed into law an amendment to Section 7197 of the California Business and Professions code, wherein Section 7197 (d) (4) describes a ‘Roof Certification’, as follows:
‘Roof Certification’ means a written statement by a licensed C-39 Roofing Contractor who has performed a roof inspection, made any necessary repairs, and warrants that the roof is free of leaks at the time that the certification is issued and should perform as designed for the specified term of the certification.
The Roof Warranty period is usually for 1 or 2 years and can be up to as many as 5 years. But, be very careful, a Roof Warranty is not always a warranty against future roof leaks. Unless you have done business with a certain Roofing Contractor before, then you will need to know what their Roof Warranty is all about, and what is included in, or excluded from, their Roof Warranty.

WHEN IS A ROOF CERTIFICATION NEEDED?
In most cases, the requirement for a Roof Certification arises at the time that a Buyer is purchasing a home. A Buyer typically hires licensed professionals to inspect the home that they are looking to purchase. These inspections can alert the Buyer to roof problems that will require roof repairs and the issuance of a Roof Certification prior to closing on their home purchase.
The lender’s appraiser can also find roof problems that will require the issuance of a Roof Certification as a condition prior to: drafting loan documents, funding the loan, or closing the loan. An insurance company underwriter may decline a homeowner insurance policy on a home until they have received a Roof Certification to mitigate their risk on a home with a questionable roof. With many of the homes being bank owned, and being sold as-is, it is wise to obtain a Roof Certification to make sure that the roof will not be a problem in the near future.

Because there is no standard definition for a Roof Certification, it is critical to understand what the Roofing Contractor is promising when they issue their Roof Certification. Just because you have been issued a Roof Certification does not mean that this Roof Certification California is a Warranty from future roof leaks. A typical Roof Certification will describe what is being certified and will contain a list of exclusions or pre-existing conditions that are specifically not covered by the Roof Certification.
Many Roof Certifications are required as a condition of buying or selling a home, escrow closes, and the roof subsequently leaks, only to find out that the new leak repair is not covered under the Roof Certification because of an exclusion, a pre-existing condition, a dollar limitation, or that the Roof Certification was not a Leak Warranty.
A Roof Certification can also state that it is not a warranty against future leaks, which means that if there is a subsequent leak, the Homeowner is required to fix the leak at their own expense. Some Roof Certifications may only apply to a repair that was recently completed but not cover the rest of the roof. Be absolutely certain that you understand, whether or not, your Roof Certification is a Warranty for repairs from any future roof leaks for the entire roof, otherwise it is worthless to you.

WHAT IS A “NO-DOLLAR LIMITATION ROOF CERTIFICATION LEAK WARRANTY”?
ROOF DOCTORS has eliminated all of the confusion and uncertainties surrounding Roof Certification with our “No-Dollar Limitation Roof Certification Leak Warranty”. Our “No-Dollar Limitation Roof Certification Leak Warranty” is offered for a period of either 2 or 3 years, and will not only certify the roof, but will warranty the entire roof from leaks during its term. If a roof leak were to occur, during the term of the “No-Dollar Limitation Roof Certification Leak Warranty”, then we will complete the leak repair FREE of charge, subject only to a $65 inspection fee. But, most importantly, there is NO dollar limitation to repair a future roof leak, and the certification is transferable to any subsequent homeowner and is enforceable during the term of the certification.
Since ROOF DOCTORS did not originally install the roof that is being certified, we may be unable to determine certain roof conditions at the time that our “No-Dollar Limitation Roof Certification Leak Warranty” has been issued. Therefore, interior water damage caused by a future roof leak is not covered under our “No-Dollar Limitation Roof Certification Leak Warranty”. Usually interior water damage is claimed against the homeowner insurance policy. Our “No-Dollar Limitation Roof Certification Leak Warranty” does not cover roof leakage caused by future wind damage or by acts of God, or any flat-roof areas on the home.
A ROOF DOCTORS “No-Dollar Limitation Roof Certification Leak Warranty” is a warranty from future roof leakage and is not a roof-replacement warranty, nor is it a guarantee that the roof will not leak. It is our obligation to do what it takes to repair a subsequent roof leak that we have certified with our “No-Dollar Limitation Roof Certification Leak Warranty”. ROOF DOCTORS has never had a roof leak that we were unable to repair that was covered under our “No-Dollar Limitation Roof Certification Leak Warranty”. (Restrictions and conditions may apply. HOW TO ORDER A NO-DOLLAR LIMITATION ROOF CERTIFICATION LEAK WARRANTY
Ordering a “No-Dollar Limitation Roof Certification Leak Warranty” is simple. Contact ROOF DOCTORS via our website, telephone or email and request our FREE Roof Inspection. Once our FREE Roof Inspection has been completed, a FREE Roof Report and estimate for repairs is issued which describes any current roof conditions that need immediate corrective action, and any current roof conditions that will lead to future roof problems if not immediately corrected. Simply sign the estimate for repairs authorizing any necessary repairs to be completed and return it to us via email or FAX. Once we have received the signed authorization we can immediately issue our “No-Dollar Limitation Roof Certification Leak Warranty”, in order not to hold up the loan or real estate transaction, and the repairs are then scheduled for completion.
