How Much Does a Residential Roof Cost?

Residential roofing is priced by the roofing square (a 10-by-10-foot area, or 100 square feet) and varies by the material, the size and pitch of the roof, the amount of tear-off, and the complexity of the roofline. A useful rule of thumb: the 25% rule says that if more than 25% of a roof is damaged or already carries two roofing layers, a full replacement is usually the better value than another repair.

That said, a quality contractor can install a roof in most weather, and the more important factor is not waiting once a roof is failing, since a small problem left through a wet season can become a much larger one.

What ruins asphalt shingles?

The main culprits are sun and heat, which dry out and crack shingles over years of UV exposure; standing water and poor drainage; trapped attic heat from weak ventilation; and physical damage from wind, hail, and falling debris. Granule loss is the early warning sign, since those granules are what protect the shingle from the sun. Good ventilation, prompt repairs, and keeping the roof clear all extend shingle life.

What is the most common residential roof?

The asphalt shingle is by far the most common residential roof in the United States. It is popular because it balances a lower cost with a wide range of colors and styles, a proven service life, and easy installation and repair. Architectural, or dimensional, shingles are the most common upgrade, adding thickness, a layered look, and a longer life than the older three-tab style.

What is the 25% rule for roofing?

The 25% rule is a guideline for deciding between repair and replacement. If more than 25% of a roof is damaged, or the roof already carries two layers of shingles, a full replacement is usually the better value than another repair or overlay. Building codes also often limit a roof to two total layers, which is why the rule points toward replacement past that threshold.

Should I repair or replace my roof?

It depends on the age of the roof and how widespread the damage is. If your roof is relatively young and the damage is isolated, a repair is usually the right, cost-effective call. If the roof is near the end of its life, leaking in several places, or already carries two layers, a replacement is typically the better long-term value.
