Roof Inspections for Insurance Brokers and Carriers
For independent brokers, agency owners, and carrier underwriting and renewal teams, a documented roof inspection turns a roof question into evidence you can act on. We inspect and document roof condition for renewals and non-renewals on a carrier deadline, for pre-bind new business, and for FAIR Plan placements, with a consistent report written for how an underwriter reads a roof. Licensed since 1987, no advance deposit.

The Three Jobs We Do for Your Book
Most of the roof work a broker or carrier team needs falls into three jobs. We handle all three with the same documented, underwriter-ready report.
Renewal and non-renewal inspections on a deadline
When a carrier sets an inspection requirement at renewal, or issues a non-renewal over roof condition, we inspect and document the roof against that deadline so the policyholder has current condition evidence to bring back to the carrier.
Pre-bind condition reports for new business
Before you bind a new policy, we document the roof's current condition so the risk is understood up front. A written report with photographs supports the underwriting file from the start.
Post-claim condition verification
After a claim or a completed repair, we verify and document the roof's condition so you have an independent record of where the roof stands.
What the Report Contains
Every report is written for the person reading it. These are the elements an underwriter looks for, documented the same way on every job.
Roof age and material
The roof covering and material, with the install date where it is known, so age is on the record rather than estimated.
Condition by component
Condition documented component by component: covering, flashing, penetrations, drainage, structure and deck, and the attic.
Measurements
Roof measurements captured on site, so the report reflects the actual roof rather than an approximation.
Dated photos per finding
Dated photographs tied to each finding, so every noted condition has a corresponding image.
Remaining useful life opinion
A plain-language opinion on remaining useful life, based on the documented condition rather than age alone.
Urgent items separated from maintenance
Urgent items are listed separately from routine maintenance, so the pressing conditions are easy to find.
Consistent format on every report
The same report format on every job, so your team reads the tenth report as quickly as the first.
Why an Aerial-Imagery Flag Needs a Walked Inspection
Aerial and satellite imagery is increasingly used to flag roofs during underwriting. A flag is a prompt to look closer, not a condition report. A roofer on the roof documents what an overhead image cannot.
A useful prompt, but a limited view
- An overhead view that can flag staining, debris, or apparent wear
- No way to confirm the cause of what the image shows
- Flashing, penetrations, and sealant detail are not visible up close
- Deck condition and the attic are out of view entirely
A roofer on the roof, documenting the real condition
- Covering, flashing, penetrations, and drainage inspected up close
- Structure, deck, and attic assessed, not just the surface
- Measurements taken and each finding photographed on site
- A remaining useful life opinion grounded in the actual condition
Turnaround and Volume
Built to work the way a book of business does, from a single urgent renewal to a batch of properties.
Scheduling
We schedule inspections promptly, typically within 1 to 2 business days of the request, so a carrier deadline has room to work.
On-site time
An inspector is on site for the time the roof requires, documenting the full roof system rather than a quick look.
Report delivery window
Written reports are typically delivered within a few business days of the inspection.
Batch ordering for a book of business
Order a batch of inspections across a book of business, and receive the same consistent report on every property.
Statewide coverage
Coverage across California, plus Nevada and Arizona, so a multi-state book is handled by one roofing contractor.

Carriers We Work With
We work with the insurance carriers shown here and have completed inspections for policyholders insured across them. We document roof condition so your file has clear, independent evidence; the coverage decision always rests with the carrier.

Roof Inspections for Brokers and Carriers: Frequently Asked Questions
Will the carrier accept this report?
We cannot speak for any carrier, and acceptance is always the carrier's decision. What we provide is an independent, documented condition report with measurements and dated photographs, written in the format underwriters look for. That is the evidence a carrier asks to see; the decision to accept it remains theirs.
What if the roof fails the inspection?
A documented report is still useful when a roof is in poor condition, because it tells you and the policyholder exactly where the roof stands. We separate urgent items from routine maintenance and scope any repairs, so there is a clear path. Where the roof later qualifies, a roof certification can follow.
What roof age thresholds do carriers use?
There is no single threshold. Carriers set their own ages, and they vary by carrier, roof material, and region, so treat any specific number as one carrier's rule rather than a standard. What an underwriter weighs is condition and remaining useful life, which is what the inspection documents whatever the roof's age.
How fast can you turn an inspection around for a non-renewal deadline?
We schedule promptly, typically within 1 to 2 business days of the request, and deliver the written report typically within a few business days of the inspection. If a non-renewal deadline is tight, tell us the date when you order so we can prioritize the scheduling.
Who pays, the policyholder or the agency?
Either works. Some agencies order and pay for inspections across their book, and some have the policyholder pay directly. Tell us how you want it handled when you order. There is no advance deposit; payment is due after the inspection is completed.
Do you offer a certification after repairs?
Yes, when the roof qualifies. If an inspection finds conditions to address, we scope the repairs, and once the roof is in sound documented condition we can issue a roof certification, including a two-year roof leak certification option. Not every roof qualifies, and we say so honestly.
